Our <strong>pricing structure<\/strong> is therefore transparent and straightforward. It\u2019s not cheap, but it\u2019s very affordable\u2014especially if you need meeting rooms and other services.  <\/p>\n<p><!--more-->As of November 2012, our prices (net, plus applicable value-added tax) are as follows:<strong><\/strong><\/p>\n<ul>\n<li><strong>Office space: EUR 7.00 per m\u00b2 per month, plus utilities<\/strong>, at a fixed rate for the respective year (currently EUR 3.50 to EUR 4.65). No apportionment of common areas. <\/li>\n<li><strong>Laboratory space: EUR 15.00 per m\u00b2 per month, plus utilities<\/strong> based on actual usage (advance payment of EUR 10.45); no charges for common areas.<\/li>\n<li><strong>Flat-rate service fee of at least EUR 155 per month<\/strong> for up to 3 rooms; an additional EUR 25 per room. This includes use of meeting rooms, kitchenettes, the reception area, a telephone system, internet, large copiers\u2014and all consulting services. <\/li>\n<\/ul>\n<p>Other <strong>services<\/strong> (seminar room, conference room, projector, etc.) are priced according to <strong>the price list<\/strong>, which is clearly laid out on the website and available for download.<\/p>\n<p>Our prices are <strong>not<\/strong> <strong>based<\/strong> on a company&#8217;s size, age, or financial need.<\/p>\n<p><strong>Why do we do it this way?<\/strong><\/p>\n<p>Our <strong>mission<\/strong> is <strong>to help<\/strong> young companies <strong>overcome disadvantages<\/strong>, not to subsidize them. Nevertheless, it is, of course, extremely <strong>beneficial<\/strong> not to have to rent a meeting room, not to mention having access to a kitchen, copiers, and in-house consulting. <\/p>\n<p>TFU serves a <strong>dual purpose<\/strong>: on the one hand, we are your <strong>landlord<\/strong>; on the other hand, we aim <strong>to provide<\/strong> you <strong>with<\/strong> sound <strong>advice<\/strong> on all matters related to business success.<\/p>\n<p>This largely explains our pricing policy: all prices are <strong>unambiguous, clear, and transparent<\/strong> \u2014and non-negotiable. If that weren\u2019t the case, we\u2019d have a potential problem: the necessary foundation for consultation would be virtually nonexistent, because who would turn to their landlord with confidence? <\/p>\n<p>Now, it\u2019s not as if all of our prices are accepted without question, but we believe that\u2014just as you do\u2014a <strong>price that has been honestly calculated<\/strong> must and can be defended.<\/p>\n<p><strong>Why aren&#8217;t we negotiating?<\/strong><\/p>\n<p>Young entrepreneurs, whether women or men, who are just starting out often feel they aren\u2019t very good at negotiating yet\u2014but they assume that larger, more established companies do exactly that and that we\u2019re just hiding it. We\u2019re not. To counter any potential mistrust in our relationship, there really is only one price.  <\/p>\n<p>Larger and older companies aren&#8217;t always thrilled about this, because that&#8217;s exactly what they&#8217;re used to: negotiations. But in the end, everyone understands the reasons. <\/p>\n<p><strong>Our proposal is therefore as follows: all comparable spaces should cost the same for everyone<\/strong>, in line with the standard rates in the region. Start-up companies must factor rent into their calculations from the very beginning; otherwise, their pricing will be inaccurate. <\/p>\n<p>If you want to\u2014or need to\u2014save money, you can start small with us and then expand.
